Facility services

Ten service lines, filed by where they fall in a building's life

We do not sell a menu of ten equal items. A building needs different work depending on where it is: still under the trades, occupied and running, sitting empty between tenants, or in the middle of a call nobody scheduled. The four stages below are how we actually staff and schedule the work.

Stage 1 of 4

While the building is being finished

Before a lease starts or a punch list closes, the building still belongs to the trades. This is the work that gets it ready to hand over.

Where we start

Construction Final Cleaning

Debris removal, surface cleaning, window and glass washing, floor care and polishing, HVAC cleaning, and fixture and appliance sanitizing, worked to the general contractor's handover date instead of redoing rooms that are already finished.

This is the service most commercial cleaners do not offer, and it is the reason a building that starts with us usually stays with us.

  • Interior and Exterior Site Clean-Up

A complete interior clean paired with exterior pressure washing, debris removal, landscape maintenance and parking lot upkeep, so the site reads as finished from the property line to the last room.

Stage 2 of 4

Keeping it running

Once the building is occupied, the work becomes a route: scheduled, repeated, and worked around the hours you are actually open.

Shared spaces like a dining hall or cafeteria carry the heaviest daily traffic on a route and get scheduled first.
  • Janitorial Services

Restroom sanitation, trash and recycling, high-touch disinfection, surface cleaning and floor care, run on a written route between 5:00 AM and 10:00 PM so it lands either side of your working day.

  • Commercial Carpet Cleaning

Entry runs, lift lobbies and corridor spines scheduled on their own traffic-lane cycle instead of a whole-floor plan, across offices, retail, hotels, education, healthcare, government and industrial buildings.

  • Floor Finishing and Waxing

Hardwood refinishing, vinyl waxing, concrete polishing, marble restoration, terrazzo maintenance, tile and grout cleaning and stone sealing, with the cure time and scheduled recoats that keep a finish from failing early.

  • Window Washing

Interior and exterior glass, frames and sills, low-rise to high-rise, including the hard water staining that is mineral etch rather than dirt.

  • Apartment and Senior Living Cleaning

Common-area cleaning, high-touch disinfection for a senior living setting, carpet and window care, odor elimination, garage cleaning and power washing for Minnesota Multi Housing Association member properties.

Stage 3 of 4

Between tenants

A vacant unit is the one part of the building that loses money every day it sits empty. This is the work that gets it back on the market.

  • Unit Turn Services

Drywall repair, painting, electrical and plumbing fixture updates and appliance installation, then the clean, in the sequence that gets a unit back on the market before the empty days become the loss.

  • Flex/Temp Labor

On-demand maintenance technicians by the hour for the drywall, painting and power washing work that stalls a building between scheduled jobs.

Stage 4 of 4

When something goes wrong

Water does not wait for office hours, and neither does a biohazard call.

Water, Mold and Biohazard Emergencies

Water extraction, structural drying and dehumidification for burst pipes, roof leaks, storm damage, flooding, HVAC malfunctions and sewage backups, plus certified biohazard cleanup. Crews are on site from 5:00 AM to 10:00 PM. We do not run overnight. Call the office and we will tell you what to do before we get there.
