Chapter 01
A turn is a trade sequence, not a clean
A unit turn is not one job, it is several jobs in order. Drywall repair comes first, then painting, then electrical and plumbing fixture updates, then appliance installation. Cleaning comes last. Doing the clean before the trade work is finished means redoing it, and that is the single most common way a turn runs long.
We can run the whole sequence or step in wherever it currently sits, but we sequence it the same way either time: repair, then finish work, then clean. A property manager who calls us mid-turn gets the same order applied to whatever is left, not a shortcut because time is already tight.

The days between tenants are the whole budget
Every day a unit sits empty between leases is a day of rent the property is not collecting, so the turn schedule is not a nice extra, it is the actual budget. A turn that runs two extra days because the trades and the clean were not coordinated costs real money, even when every individual task was done well.
We quote turns against that reality. Free same-day quotes and flexible scheduling mean we can usually start close to the day a unit clears, instead of adding our own wait time on top of the vacancy.
Chapter 03
Odour is the thing that loses the showing
A unit can look clean and still smell like the last tenant, and smell is often what a prospective tenant notices first. Carpet holds odour the longest, followed by cabinetry and the HVAC return, which can recirculate a smell through a unit that otherwise looks ready.
We treat odour as its own step, not something that clears on its own once the surfaces are wiped down. Carpet gets extracted, cabinets get cleaned inside and out, and the HVAC return gets checked, because a unit that looks ready but still smells lived in loses the showing anyway.
One vendor, one punch list
A turn usually needs more than cleaning: drywall repair, painting, small electrical and plumbing fixture work. Coordinating that across separate vendors means separate schedules, separate invoices and nobody actually owning the punch list.
