Construction Final Cleaning
The clean that happens after the trades sign off and before a tenant walks in, sequenced to the general contractor's punch list rather than a generic checklist.

What a build leaves behind after the trades sign off
A finished construction site does not look finished up close. Drywall dust settles into the return air vents and keeps recirculating every time the HVAC cycles on. Adhesive film sits on new glass where protective covering was pulled off, fixture stickers are still stuck to sinks and light fixtures, and grout lines carry a haze left by tile installation that never got a real cleaning pass.
The dust is the part most crews underestimate. It does not just sit on surfaces once. Dust that gets wiped down before the air system has been run and filtered settles a second time within a day, which is why a single pass through a freshly built space rarely holds up to a walkthrough two days later.

The two pass rule
A rough pass comes first, clearing bulk debris, heavy dust and construction residue so the space is safe and workable to move through. That pass alone is not the job. A detail pass follows once the bulk is cleared, working room by room on the things a rough pass cannot catch: window tracks, baseboards, cabinet interiors, fixture edges, the corners a broom never reaches.
Skipping straight to one pass is the single most common reason a construction clean fails inspection. It looks clean from the doorway and fails the moment someone opens a cabinet or runs a hand along a windowsill.

Handover condition, not broom clean
The finished scope covers window and glass washing to clear adhesive film and construction spray, floor care and polishing so new flooring reads as finished rather than freshly installed, HVAC cleaning to stop dust recirculating after occupancy, fixture and appliance sanitizing, and full debris removal so nothing gets left behind for the tenant's first day.
That is a different standard than broom clean, which is what a general contractor's own crew typically leaves behind. Broom clean means the floor is swept. Handover condition means someone could hold a walkthrough with an owner or a tenant the same day.
Sequencing around the punch list
Final cleaning gets scheduled against the general contractor's actual completion date, not a fixed number of days after the framing inspection. Rooms that finish early get cleaned early, and the crew works around trades still finishing punch list items elsewhere in the building rather than waiting for the entire site to close out at once.
That sequencing also protects rooms that are already done. A crew that cleans the whole building in one sweep risks redoing a finished room once dust from an unfinished one drifts back in. Working room by room against the actual punch list avoids paying twice for the same square footage.
