Not every job on a commercial building is big enough to justify signing a new vendor, waiting on a quote, and scheduling three weeks out. The small trade work that stalls a building
Drywall and painting repairs and power washing are the jobs that come up constantly on a commercial property and rarely get their own line item in a maintenance budget. A scuffed wall outside a unit, a hallway that needs a touch-up coat, a loading dock gone grey with grime, none of it is an emergency, but all of it sits unfixed until somebody with the hours to spare gets around to it.

Chapter 03
When flex labour is cheaper than a call-out
Booking a few hours of flex labor is usually cheaper than a one-off call-out for a specialist to fix a single item, because the technician is already scheduled to be on the property for other work and the small job gets folded into that visit. That math works best when the list of small jobs is planned in advance rather than called in one at a time.
It does not always save money. A job large enough to need a full crew and a full day, a construction final clean or a complete unit turn, for example, is better scheduled as its own visit than split into flex hours. CLEAN will say so plainly rather than book hours against a job that is really its own visit in disguise.
